Choose a Location for dream home

Location is a major factor when it comes to finding the perfect home. After all, a house can be changed through remodeling or additions, but the location of your home is permanent. What goes on beyond your property line is also largely out of your control, so look for a neighborhood that fits your needs and has everything you want nearby.

If you are shopping for homes in subdivisions, be sure to ask about homeowners’ associations and restrictions. Some impose major restrictions while others are in place to ensure things like road maintenance. Be sure you understand what is and isn’t allowed before committing to any homes with HOA restrictions.

Determine Your Must-Have House Features

Some people know exactly what features they must have in a new home, while others are more open to suggestions. However, everyone will have a few non-negotiables, so it is important to identify them upfront and be clear about them when house shopping. Some common examples include a minimum number of bedrooms or bathrooms, kitchen features like a gas range or ample outdoor areas for kids to play.

Decide Between New or Existing Construction

Just like they come in a variety of styles and sizes, houses also come in a wide range of ages. Maybe you have your heart set on a brand new house, or you prefer the charm and character of an older home in a historic district. There are pros and cons to each one; you’ll just need to be aware of those before making the leap.

New home communities are attractive options for many families. They allow complete customization of your new home so you get exactly what you want. However, many people underestimate the complexity of the home building process. From choosing the right lot and floorplan to securing financing, there are a lot of things you will need to navigate. Working with a reputable builder can make it easier. On the other hand, older homes often fall short of current building codes, so renovations can be much more extensive than originally anticipated.

Work With a Knowledgeable Realtor

Realtors are industry professionals that can help guide you through the entire home buying process. If you are selling a home, you might choose to work with the same person for both ends of your sale and purchase; however, it isn’t necessary. Many people prefer to use a buyer’s agent that specialized in finding appropriate listings for house hunters. If the market is tight, this could be an excellent way to narrow your search.

Stay Within Your Budget

Finally, you want to establish a budget early on and then stick with it. Keep in mind that changing interest rates can affect your monthly payments, so you will need to monitor them while househunting. You will also need to leave enough money for things like closing and moving costs.

Designing on must-have features, sticking with your budget and finding a location you love can help ensure you find your dream home.
